Topografical Surveys A survey locating topographic features- natural and manmade - such as buildings, utilities, pipelines, roads, fences, trees, streams, contours of the land, etc. to be used by engineers and/or architects for the design of improvements on a site. These surveys can be based on any horizontal and vertical datum that is required for your project.
Construction Survey When a new structure is designed, whether it is a house, fence, parking lot, commercial site, road or utility line it is necessary to have the structure laid out on the ground exactly where it is designed to be built. We calculate and mark on the ground where, both horizontally and vertically, specific design elements are to be placed and constructed. This process reduces the possibility of the structure being built in the wrong location. A set of plans generally indicates controlling features such as property lines and layout lines to assist in construction, but these lines do not necessarily exist on the jobsite. A surveyor can mark the exact locations for the proposed structure or set reference points that are out of the construction area yet close enough to measure to by the contractor or home builder.
Boundary SurveyA boundary survey serves the purpose of locating the corners, boundary lines, and/or easements of a given parcel of land. This involves record and field research, measurements, and computations to establish boundary lines in conformance with the Professional Land Surveyors Act. The corners of the property will be marked with stakes, pipes, or other such monuments with my Professional Land Surveyor’s license number indicated on them (or another surveyor’s license number if monuments are found). A Record of Survey or Corner Record will be filed with the county when these monuments are set, indicating dimensions of property lines, monuments, and other relative data as required by the Professional Land Surveyors Act, the client, or others. This map or record is often required by state law, to protect the general public, if matters addressed by the Land Surveyors Act are encountered while surveying your property. This will cause the mapping costs to increase, and requires the payment of checking and recording fees to the couty recorders office.
Legal Description, Easements A legal description is a written document, usually accompanied by a sketch exhibit, and answers the question of 'where': Where specific lines and parcels are in the world and on the ground. A legal description can only be prepared by a Professional Licensed Land Surveyor, whose expertise in mathematics and measurement is used to write a description that is concise and unambiguous, resulting in a document that will not be misinterpreted. A legal description is typically prepared in conjunction with deeds and easements. It is attached to and recorded with other documents that answer the questions of 'what' and 'who': What the described property is to be used for and who has the right to use it. FEMA Elevation Certificate, Letter of Map Amendments (LOMA & eLOMA) Have you recently been notified that the flood insurance premium for your home is increasing? The Federal Emergency Management Agency (FEMA) recently reconfigured their flood plain zones, requiring many homeowners who were once exempt to now pay for flood insurance. After surveying the location of your home in relationship to FEMA's flood plains, you may be eligible to be designated to a lower flood risk level or even removed from the flood zone completely.
